Hotel Development, Crete

Land Investment & Development (“LID”) had acquired the option to purchase a development site with Planning permit to build a 275 Apartment Complex in Makgriolas, South East Crete. LID required an investment partner to capitalise on the opportunity.

We were able to produce a 19 page executive summary, which the company was able to present to a major finance institution.

Result: LID received terms subject to full due diligence from a major finance institution.

Business Account

A sole trader had been established for many years dealing in the sale of telephonic equipment and accessories. He began dealing in a new venture that increased his existing banking activity. The banks required a description of operation.

We were able to provide a robust description of the new business activity. This exercise took 3 days to complete and the client had his report ready for distribution to the Bank.

Result: The Sole Trader has approached various Banks and is considering the options available to him

Distribution Capability Funding

A German company required funding in the region of £4m to establish a distribution network. The product was Ferro Additves. The company had written a comprehensive report but was considered too technical.

We were able to take the company step by step through the process. By doing this we were able to highlight areas of weakness in the original plan. Once these areas had been addressed we jointly produced a funding proposal which highlighted the key aspects of the opportunity.

Result: The company has met with potential funding sources

Business Expansion

An American company required a cash injection of US$50 million to take advantage of a golden opportunity. The Board had decided to expand to the Cat Litter Market thus making use of its current permit to mine sodium bentonite.

We were able to produce a 12 page document highlighting all the key aspects of the opportunity. We were able to compile the report within 8 days of instruction.

Result: Following submission of the report the Company was invited to present to a Merchant Bank in Florida. A letter of intent to provide the funding arrived within two weeks following the meeting.

Development Funding

A developer required Euro 7 million funding to develop property in Madeira. He had most of the information but was finding it difficult to articulate and document his project.

We were able to assist the developer in producing a funding proposal and through acting as a sounding board we were able to discuss various approaches that culminated in alternative funding arrangements being identified.

Result: The developer had various options available to him within two weeks of submitting the proposal.

Raising Capital

A £9 million turnover company required £10m funding to increase its turnover to £145m. They had draft budgets, but had not put a concrete plan as to how they were going to achieve the expansion.

We provided: We were able to assist the company in producing a funding proposal and conduct a strategic risk review. The review highlighted areas that required immediate attention in order to achieve the proposed expansion.

Result: The Company is currently in discussion with a major UK bank.

Property Development

A developer needed to secure US $ 5 million funding to purchase and develop property in Florida. He had made an initial outlay to secure the due diligence period and needed the balance to conclude the deal within 60 days of initial outlay.

We assisted the developer in documenting a plan and also to identify areas of weakness in his original plan. The developer was then able to put contingency plans in place that ensured a robust funding proposal.

Result: The developer is considering options.

Promoting a business through the Web

A new company required a website as a way of promoting their business.

We designed and created a website which was put live within 5 days of instruction.

Result: Within 1 week of the website being put live the company had its first order via e-mail from the website.
